The best inspectors approach every home with honesty, professionalism, and a commitment to educating buyers and sellers about the property’s overall condition.
Unfortunately, some inspectors create unnecessary tension by treating inspections as a “gotcha” exercise. This can leave buyers feeling fearful and sellers feeling unfairly targeted. An inspection should provide clarity, not create conflict.
For example, if a roof shows signs of wind or hail damage, an inspector can simply note that shingles are damaged and need replacement. Or, they can explain the findings in clear language, provide photos, and suggest that the homeowner contact their insurance company to determine whether repairs or replacement may be covered. The second approach helps people make informed decisions and better understand their options.
As inspectors, we have a responsibility to communicate findings accurately without creating unnecessary alarm. Education is just as important as evaluation. Whether speaking with buyers, sellers, agents, or attorneys, we should take the time to explain concerns, answer questions, and provide guidance when needed.
I believe a home inspector should stand behind every detail in their report and remain available for clarification long after the inspection is complete. My focus has always been helping people first—the report is simply one part of that process.
